Patio repairs and groundworks in Wythenshawe

Our office is on Harper Road in M22, so Wythenshawe is not a town we travel to. It is the one we work in, and the one where we can be back the same week if something needs looking at.

Most of Wythenshawe was built between the wars as a garden city estate, and that shapes almost every job we quote here.

We are based here — five minutes from most of it.

What we see in Wythenshawe gardens

The interwar semis and short terraces were built with unusually long rear gardens for the size of the house. That is lovely to have and awkward to drain — a long garden has a long way to fall, and if nobody set a level when the patio went in, the fall often runs back towards the house rather than away from it.

The original paths are typically concrete flags laid straight onto soil. They last surprisingly well until something disturbs them, and then they go all at once. Most patios here were added later, in the seventies, eighties or nineties, almost always on a sand bed with no sub-base underneath.

The other recurring one is ground level. After decades of new turf, new borders and one patio laid on top of the last, the ground outside has crept up until it is level with or above the damp course. It is cheap to put right while we are already digging, and expensive to ignore.

What we are usually called out for here

  • Patios laid on sand in the eighties, now dropping at the house wall
  • Long gardens that fall the wrong way, with water collecting at the back door
  • Original concrete flag paths that have lifted or cracked
  • Ground built up above the damp-proof course
  • Waterlogged lawns on the heavier ground towards the Mersey
