Patio & paving repairs · South Manchester
Patios don't fail at the top.
They fail underneath. We are two groundworkers out of civil engineering, and we build the base to the standard a road would get. Then a time-served paver lays the finish.

Why paving moves
Three failures cause nearly every sunken patio we are called to.
Failure 01
No sub-base
Slabs bedded on sand, or on five blobs of mortar with a void in the middle. Nothing is spreading the load, so the first wet winter moves them.
Failure 02
No compaction
Hardcore tipped in and raked level looks the same on day one. Uncompacted stone settles under its own weight, long before anyone walks on it.
Failure 03
Nowhere for water to go
No falls and no drainage. Water sits, softens the ground underneath and washes the laying course out from below the slabs.
None of that passes on a civils site. We see no reason it should pass in your garden.
What we do

Quoted per job
What it costs
Our prices are on the website, which should not be unusual.
Every figure below is a real starting point, not a teaser. If a job is smaller or simpler than it looks, we will tell you and charge you less.
Sizes in between are quoted individually — get in touch and we will arrange a visit. Send a photo and we may be able to give you a provisional figure first.
How a job runs
Four stages, in this order, every time.
- 01
Free visit and quote
We come and look, tell you what is actually wrong, and price it. No obligation and no sales call afterwards.
- 02
We build the base
Dig out to formation, geotextile membrane, Type 1 compacted in layers, falls set and edges restrained. This is the part we do ourselves.
- 03
The finish goes down
A time-served paver lays the surface. You still deal with us — one price, one invoice, one number to ring.
- 04
Five-year guarantee
Our workmanship is guaranteed for five years against settlement of the area we repaired.
The guarantee
Five years on our workmanship.
If the area we repaired settles because of how we built it, we come back and put it right. That is the promise, and it is the part we control.
It covers settlement of the repaired area. It does not cover misuse, ground movement caused by drains, tree roots or water ingress, or work carried out by someone else. This does not affect your statutory rights.
Where we work
A tight patch, on purpose.
We are based in Wythenshawe, M22, and we stay close to it. A short drive means we can call back, check a job and turn up when we say we will.

Questions we get asked
Straight answers.
Why does a patio sink?
Almost always because of what is underneath it. Slabs laid on sand or on five blobs of mortar have nothing spreading the load, and uncompacted hardcore settles under its own weight. The paving is rarely the problem.
Do you charge for quotes?
No. Visits and quotes are free and there is no obligation. We will tell you what is actually wrong, even when that means a smaller job than you expected.
Can you quote from a photo?
Send one on WhatsApp and we can often tell you whether it is a small repair or a relay, and sometimes give you a provisional figure. We price properly on site, because what is under the slabs decides the job.
How long does a lift and relay take?
A small area is usually a day. A full patio taken back to sub-grade and rebuilt is typically three to five days, depending on access and what we find when we dig.
Send us a photo of the problem.
Quickest way to get an answer. We reply the same day, and the quote is free either way.
